How about this for a new location?

Its on the old historic Independence, MO square. The upstairs of this old building is where Harry S Truman and his old powerbase buddies used to play Wednesday night poker at the Harpie Club. The building is now on the register of historic buildings.

Today the downstairs has two retail stores, one of which is the current building owner and is moving out, the other on the backside is a floral shop. The two floors above are made into four modern loft style apartments.

Not a bad way to help pay for your rent. Im guessing that the lofts pay the mortgage and the businesses pay the other bills. From the guy I talked to the sale price of the building includes their streetside stroefront of a keepsake and fudge shop. Its generatin about $35K-$40K per year...so they say.

Its a dandy of a spot but theyre crazy on their asking price. Im guessing that if they'll lose the fudge shops "blue sky" and come down a bit they shouyldnt have any problem selling.

Yes I am seriously envious of this building. Where else are you going to have an old bookstore on an old historic square that involves a building that was once used by a US president??

Hi Kyle,
Thanks for sharing that. The price isn't so bad. The building we are presently in is up for sale for 2.4 million. It's just a standard industrial building, 2 floors, about the same size (maybe a little bigger).

Kyle - Thanks for sharing the link and inside info. All I need is to sell a bunch of books and I can jump in on the opportunity. - I missed having Truman as my President because I started life a bit late but I can appreciate the historicity of the place.

Hey! I finally got to use historicity in a sentence after learning it a month ago.

Well, here's the final news on this.  THe owner decided to NOT talk to me about the place, as he wants to rent it to a huge health care conglomerate that is in the building next door (that he owns). They want to expand into this space, and he would rather wait for them to decide and keep it empty until then. It's been vacant ofr well over a year, but I guess he can afford to not make any money on this space.  So I will just sit tight where I am now and put the money away for a future move...
